production terms & conditions

1. introduction & scope

by renting space at modular studios llc, you agree to abide by these terms & conditions. they apply to all individuals or groups using the studio for photography, videography, or similar creative work.

2. booking & session details

  • booking confirmation: upon booking you will receive an email with all of the details pertaining to your rental.

  • time management: your session starts and ends at scheduled time, setup and breakdown must occur within your booking time. a 15-minute grace period is allowed at the end of your booking, after which an additional $75 will be charged. if you need more time and the studio is available, contact us before your rental ends.

3. studio usage & equipment

  • setup & reset: you are responsible for setting up your production (e.g., backdrops, lighting). return all items to their original placement before your session ends. additional charges may apply for resetting the studio.

  • equipment care: use all equipment responsibly. immediately report any damage or malfunction.

  • cleanliness: you may incur cleaning or repair fees if the studio is not in the same condition in which you found it.

4. prohibited items & activities

  • restricted materials: glitter, confetti, feathers, fake blood, paint, oils, or fog machines are not allowed in the studio.  a cleaning fee of $100–$500 applies if the space is left in poor condition.

  • weapons: all weapons are strictly prohibited.

  • smoking & alcohol: smoking is not allowed. alcohol may be permitted on a case-by-case basis, must be concealed, and requires prior approval. violations result in a $500 fine and immediate removal without refund.

  • content restrictions: no full nudity or adult films are permitted.

  • music playback: keep music at a reasonable level to avoid disturbing neighbors.

5. safety & security

  • fire safety: no open flames (including candles or incense).

  • pets/animals: allowed on a case-by-case basis, only with prior approval.

  • shoe covers: guests are strongly encouraged to wear provided shoe covers on the cyc wall.

  • hallways & outside areas: do not loiter in hallways or outside of the studio. 

  • security cameras: the studio is monitored 24/7 for the safety of clients and staff.

6. assumption of risk, liability & indemnification

  • assumption of risk: you acknowledge that using the studio involves inherent risks (equipment, props, physical activity, etc).

  • liability release: you release modular studios llc, its owners, and staff from liability for personal injury, property damage, or other claims arising from studio use.

  • damages: you are responsible for any damage to the facility (including but limited to walls, floors, and equipment). repair costs will be charged accordingly.

  • indemnification: you agree to indemnify and hold modular studios llc harmless from claims or legal fees arising from your studio use.

7. cancellation & refund policy

  • cancellation:

    • cancellations are allowed up to 48 hours before your scheduled time, subject to a non refundable 2.9% processing fee.

    • cancellations within 48 hours are non-refundable.

    • refunds may take at least 7 business days to process.

  • rescheduling: you may reschedule up to 24 hours before your session. after that, it’s considered a non-refundable cancellation. to reschedule, email support@modstudiosma.com.

8. emergencies & contact information

  • lost or stolen property: modular studios llc is not responsible for personal items left behind.

  • emergency assistance: for medical emergencies call 911. for any urgent issues regarding your booking call us at 857-301-8415.

  • special accommodations: for any special requests, please contact support@modstudiosma.com in advance.

9. closing statement

by proceeding with your production rental, you confirm understanding and acceptance of these terms & conditions. failure to comply may result in fines, additional charges, or immediate termination of your rental.

events terms & conditions

1. introduction & scope

these terms & conditions apply to all event rentals at modular studios llc, including but not limited to private parties, workshops, and gatherings.

2. booking & event details

  • booking confirmation: your event time includes both setup and cleanup.

  • timely exit: your rental starts and ends at scheduled time, setup and clean up must occur within your booking time. a 15-minute grace period is allowed at the end of your booking, after which an additional $100 will be charged. if you need more time and the studio is available, contact us before your rental ends

  • props & furniture: you may move props and furniture, but they must be returned to their original positions. additional charges may apply if items are not put back.

  • equipment care: use equipment responsibly; report any damage or malfunction immediately.

  • cleanliness: leave the studio in the same condition you found it. additional cleaning or repair fees may apply if the space is left in poor condition.

  • indemnification: you agree to indemnify and hold modular studios llc harmless from any claims or legal fees arising from your event.

    • you can cancel up to 5 days before the scheduled event, with 25% of the total rental fee retained.

    • cancellations within 5 days are non-refundable.

  • lost or stolen property: modular studios llc is not responsible for personal items left behind.

9. closing statement

by hosting your event at modular studios llc, you acknowledge and accept these terms & conditions. noncompliance may result in fines, additional charges, or termination of the rental agreement.

photography services terms & conditions

these terms & conditions govern all photo sessions provided by modular studios llc, including digitals, comp cards, headshots, and related photography services.

1. booking & session details

  • appointment confirmation: a photo session is confirmed only after receipt of payment or a specified deposit, as indicated at the time of booking.

  • punctuality: please arrive at least 10 minutes before your scheduled session. if you are more than 15 minutes late, the session is automatically canceled without refund or rescheduling.

  • session length: the length of your session is based on the photo service that was booked.

2. client responsibilities

  • preparation: come prepared with proper wardrobe for your specified shoot. 

  • behavior: abusive or disruptive behavior may result in immediate termination of the session without refund.

  • minors: any individual under 18 must be accompanied by a parent or legal guardian.

4. image delivery & usage

  • delivery format: digital proofs or final images will be delivered via a digital link within the stated delivery timeframe.

  • storing deliverables: we do not store/keep your deliverables. once delivered to you, it is your responsibility to download and store your deliverables.

  • editing & retouching: standard color correction and basic retouching are included. additional requests may require extra fees. the studio will not release unedited/raw files.

  • usage rights: the studio retains the copyright of all images produced. clients can receive a personal usage license unless commercial usage is specified and licensed. 

  • promotional use: by participating in the session, you grant the studio permission to use selected images for promotional, marketing, or portfolio purposes, unless otherwise agreed in writing.

5. cancellation & rescheduling

  • client-initiated cancellation: if you cancel less than 48 hours before the session, no refund will be provided, and deposits are non-refundable.
